Inspector flagged an old roof — repair, replace, or ask for a credit?

"Roof near end of service life" is one of the most common — and most negotiable — findings.

Read the real signal

Asphalt shingles last ~20–25 years. Look for the inspector's notes on age, curling/missing shingles, granule loss, and number of layers (two+ layers usually means a full tear-off next time). "A few years left" and "replace now" are very different asks.

The numbers

A replacement typically runs $8,000–$25,000 by size, pitch, and material. A targeted repair can be a few hundred. Get the scope before you ask.

How to negotiate

If it's near end of life, ask for a credit toward replacement rather than a seller patch — you'll want to choose the roofer and the material. A priced, sourced roof line is one of the most effective single items in a repair negotiation.
