Asbestos or vermiculite mentioned — now what?

In a pre-1980 home, asbestos-containing materials and vermiculite insulation are common findings — manageable if you know the rules.

The key principle: intact is usually fine

Asbestos was used in floor tile, pipe insulation, siding, and more. Undisturbed, intact asbestos generally isn't an immediate hazard — the risk comes from disturbing it (demo, sanding). The danger is a renovation, not living there.

Vermiculite

Vermiculite attic insulation (often the Zonolite brand) may contain asbestos. Leave it undisturbed; have it tested before any attic work.

What to do

  • Don't disturb suspect materials; get them tested if you'll renovate.
  • Budget for professional abatement only where you plan to disturb them — abatement is specialized and priced per job.
  • Factor planned renovations (and their abatement cost) into your offer, not the mere presence.
